B&B Utility Services conducts fire damper surveys in order to meet with building personnel, answer questions, gain the needed information to accurately locate and determine the damper count, and most of all accurately determine the scope of work. During the survey, we consult with the maintenance director, review all available mechanical and life safety drawings and any available past documentation. We then scour the building from end to end and top to bottom to ensure no damper goes unaccounted.
B&B technicians will not only establish an enjoyable and professional relationship with facility personnel, but also obtain the information required to present an accurate quote to perform required life safety fire damper inspections and testing. Through years of field research we have discovered, given a building's age and possibly multiple remodels over the years, it can sometimes outright be impossible to locate all fire, smoke and combination dampers on a buildings mechanical drawings. If a building is ten years or older, we have found most do not have mechanical drawings that accurately indicate the location of the fire, smoke and combination dampers.

NFPA 80 FIRE DAMPER INSPECTION
Inspection and testing of fire, smoke and combination dampers is required by the National Fire Protection Association and enforced by local Authorities Having Jurisdiction (AHJ) Examples:

NFPA 80 Ch. 19.4 Periodic Inspection and Testing – Fire damper inspection frequency: Each damper shall be tested and inspected 1 year after installation. The test and inspection frequency shall then be every 4 years except in hospitals, where the frequency shall be every 6 years.

From start to finish, B&B technicians meet with maintenance personnel daily. In some cases, testing procedures may require the simulation of fire or smoke by activating all activation devices. These devices consist of but are not limited to smoke detectors, pull stations and duct detectors. If any such testing procedures are required, a game plan will be reviewed step by step until all parties are squared away and on the same page.
Testing any dampers linked to a facility’s fire panel is no walk in the park. Knowing what type of operating system a building consists of, along with what components are in use, how those components operate with each other and how to activate and troubleshoot each component are key to a successful inspection and testing of various types of systems. B&B technicians have the knowledge and possess the experience needed to successfully identify then execute such critical testing procedures.

Upon completion of a fire damper inspection and testing, B&B provides a detailed report known as a Fire Damper Log (FDL). The FDL outlines the results of the overall inspection and testing and contains unique identifiers for each fire, smoke or combination damper. Identifiers include locations, type of damper, activation, maps, spreadsheets, pictures and detailed information for each damper. The documentation contained within the Fire Damper Log is thorough, self-explanatory, on point with what the NFPA requires and what the AHJ are looking for!
